Hawthorn Estates, one of the leading property and structural repair companies in the North West, have extended their knowledge and expertise even further with a Wykamol training course for all of their staff, including the MD. This knowledge came in handy recently when the company once again partnered with Wykamol to successfully end the ongoing basement waterproofing nightmare of married couple Mr and Mrs Berry, from Arnside in Cumbria.

Most of the high-quality work carried out by Hawthorn Estates is for insurers and loss adjusters though they are now branching out further into the private sector, as with the property in Arnside. Here, previous basement waterproofing work had failed on two separate occasions, understandably causing great misery to the besieged owners.

Shaun Kelly, MD at Hawthorn Estates, contacted Wykamol Chief Design Engineer Reg McDonald and Procurement Manager Phil Charles, so that using their considerable knowledge and experience collectively, they could design and install a permanent solution. This was a complex task, made even more difficult by the close proximity of the Arnside tidal bore, which causes great fluctuations in the level of the water table, to the affected property.

The combined expertise of Wykamol and Hawthorn Estates resulted in a bespoke plan that has completely solved the problem. A brand new ground-slab, coated with effective Wykamol Microsealer to act as an impermeable DPM was installed and, owing to the extreme fluctuations in water level, additional perforations and overflow channels were carefully positioned.

A pair of Wykamol SUMPFLO chambers were expertly installed, effectively creating a powerful and efficient four-pump system with integral audible alarms in case of emergency or failure. The primary resistant element was inspected before a successful flood test took place, accurately establishing water levels and testing the main ring channel. Then, CM20 Wykamol Waterproofing Membrane was applied before being sealed and taped securely at all junctions in preparation for the following fibre screed.

Working in conjunction with Wykamol, Hawthorn Estates are able to offer CGS guarantees on the work they carry out, something of major importance to customers. To ensure that the design was strictly adhered to and that the quality of the building work was nothing short of perfect, Mr and Mrs Berry hired Surveyor Ian Crawford from Ellipta to monitor, verify, certify and record every stage of the process. Ian, along with Mr and Mrs Berry, was more than satisfied with all aspects of the job.

Soon after the work was completed, another flash flood, this one of a particular viciousness, hit the area of Arnside. The Berry’s were quick to email us to say their basement had survived the onslaught perfectly.
